How long is an EPC valid for?
An EPC is ‘current’ for up to 10 years, a ‘DEC’ for only one year.
It is likely however that a property owner will get an EPC periodically updated
on re-letting, (even if not necessary to do so), particularly if the
former tenant, or the owner has carried out any improvement works that
might lead to a better rating.
The better the rating, the higher the
potential rental income and hence higher value.
Can I transfer the certificate if I sell the building?
Yes, the EPC is specific to the building, not the owner, so can be transferred
on change of ownership within the 10 year period.
