involved and how much will it cost?
How is an EPC calculated?
A methodology called the Simplified Building Energy Model has been
produced for the creation of Commercial EPC’s. This methodology will
look at the following factors:
- Thermal characteristics of the building
- Heating installation and hot water supply
- Air conditioning installation
- Ventilation
- Built-in lighting installation
- Position and orientation of building
- Solar Energy Systems
- Natural ventilation
- Low/Zero Carbon Systems.
This will involve a physical inspection by a suitably qualified Accredited Assessor
to collect all the data necessary to make the calculations plus an
examination of any plans and specifications which may be available.
It should not involve any disruption to the business, but access will
be required to all areas. The time taken will vary from a matter of
hours for a small unit to possibly 2 or more weeks for a large industrial
complex or shopping centre.
How much does an EPC cost?
The time taken to conduct
an EPC, the availability of plans and specifications, the complexity
and age of the premises, its current use and occupation will all be
factors which will influence the cost. The availability of Assessors,
particularly if the request is made at the last minute, could be a
significant factor.
